Latest Construction Update

April 03, 2026

Dear Neighbor,

You are receiving this courtesy notice because you have signed up to receive interim construction activity updates regarding the Cypress Point Community at 1800 Carlos Street, Moss Beach.

Ongoing and upcoming activities:

  • On-Site Utility Infrastructure: On-site private sanitary sewer lines and stormwater lines are being put in place.

  • Building Pads: 3 out of 17 building pads have been completed and certified; preparation for other building pads will continue through the next 10-14 days. Underground electrical and plumbing work has been ongoing for certified pads. All remaining building pads will be completed once the on-site wet and dry utility work is completed.

  • Saturday Construction Work: To offset time lost during previous rain events and to build a "buffer" against the upcoming forecast, construction work is expected to occur on Saturdays for the next few months to remain on-track with project schedule. The work, on Saturdays, will be limited to the hours between 9:00 a.m. and 5:00 p.m as included in the project’s Conditions of Approval.

  • Underground Storage Tank (UST) Removal: As per required protocol set forth in the project’s Conditions of Approval and County Environmental Health Services (EHS) compliance for removal of an UST, work in this area has been paused and the area has been secured. The licensed hazardous material services contractor – Bayview Services - is waiting for the permit fees from the County to be issued; after fees are paid, Bayview will work with County EHS to schedule cleaning and removal per EHS protocol.

  • Environmental Management: With rain in the forecast, the construction team continues to maintain erosion control measures (BMPs).
